General Information & Responsibilities
The Assistant Facilities Superintendent plays a key role in maintaining a safe, functional, and well-maintained campus environment for students, faculty, and staff. Responsibilities included campus maintenance and operations, grounds and building management, supervision and staff coordination, safety and compliance, vendor and contractor oversight, budget and inventory management, event and classroom setup support, and customer service and communication
DESCRIPTION OF ESSENTIAL DUTIES:
a. Assist in overseeing the upkeep of classrooms, offices, labs, common areas and outside areas.
b. Ensure HVAC, plumbing, electrical and mechanical systems are operational which includes monitoring the BAS (Building Automation System).
c. Support the scheduling of routine inspections, preventative maintenance, and repairs
d. Responsible for developing, maintaining, and supervision of the maintenance programs for all physical plant equipment.
e. Monitor the maintenance of outdoor spaces, including, walkways, parking lots, and common areas
f. Ensure proper landscaping, snow removal, and waste disposal services are in place.
g. Responsible for coordination and assisting with snow removal plans.
h. Assist in supervising maintenance, janitorial, and groundskeeping teams.
i. Respond to workorder requests from faculty, staff, and students.
j. Assign tasks, track work orders, and ensure timely completion of facility requests.
k. Responsible for the recruitment, hiring, training, performance reviews and discipline of personnel in assigned areas.
l. Provide training on equipment use, safety protocols, and emergency procedures
m. Prepare and submit documentation and ensure compliance required by local, state, and national agencies.
n. Conduct routine safety inspections and implement corrective actions.
o. Assist in campus emergency response planning and training.
p. Coordinate with external vendors for specialized repairs.
q. Monitor contractor performance and ensure work meets college standards.
r. Assist in managing service agreements for facility-related contracts.
s. Track expenditures and assist in preparing assigned unit budgets.
t. Identify cost-saving opportunities for facility operations.
u. Assist in setting up rooms and equipment for college events and meetings and classes.
v. Coordinate logistics for large-scale events such as graduations.
w. Communicate facility-related updates, closures, and maintenance schedules
x. Maintains satisfactory Motor Vehicle Record (MVR).
UNIQUE FUNCTIONS OF BLACK HAWK EAST CAMPUS
a. Monitors day-to-day operations of the wastewater treatment plant
b. Facilitates Public Water Supply; maintains reports/samples sent to the EPA; daily readings and maintaining equipment related to the PWS function; monitors/changes chlorine settings; ensures EPA requirements are met.
c. Maintains all readings/records for the water bill for Prairie Point Apartments.
d. Campus Services
DESCRIPTION OF OTHER DUTIES:
a. Works with Risk Management department, responsible for proper storage, use and disposal of all chemicals utilized by reporting departments.
b. Required to work at both Campuses to uphold the One College Values.
OVERALL ACCOUNTABILITIES:

c. On call 24/7.

PRINCIPAL WORKING RELATIONSHIPS:
a. Works directly with the Director of Facilities.
b. Works directly with Risk Management to provide a safe learning and working environment.
c. Works cooperatively with other leads within the facilities unit to help implement departmental goals and objectives.
Education & Experience
(To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.)
a. Associates degree preferred or in lieu of a minimum of 5 years relevant experience in the trades or maintenance management.
b. Minimum of five years of administrative or management experience, preferably in facilities management, including supervisory experience preferred.
c. Basic computer skills and experience with Microsoft Suites required.
d. Experience with Brightly (School Dude) software, preferred.
e. Experience with Building Automation Software preferred.
f. Experience with drinking and wastewater systems preferred.
g. Demonstrated skill in oral and written communication preferred.
h. Knowledge of and experience in budgeting and record keeping preferred.
i. Knowledge of the materials, methods, and practices used in custodial, grounds and maintenance operations required.
j. Working knowledge of OSHA regulations required.
k. Experience working in a union environment preferred.
l. Valid driver’s license required.
